SOME HOMEBUYERS LOVE THE IDEA OF A BRAND NEW HOME. EVERYTHING IS FRESH, UNTOUCHED, AND THERE IS LIKELY NOTHING TO BE CONCERNED ABOUT. UNFORTUNATELY, THAT IS NOT THE CASE AND EVEN BRAND NEW HOMES CAN HAVE MAJOR DEFICIENCIES. ORDERING A PROFESSIONAL INSPECTION BEFORE THE FINAL WALK THROUGH PROCESS IS INVALUABLE FOR THE BENEFIT OF THE POTENTIAL HOMEBUYER. THIS INSPECTION INCLUDES   ALL MAJOR COMPONENTS OF A HOME THAT ARE SAFELY ACCESSIBLE. INCLUDING STRUCTURAL SYSTEMS, GRADING & DRAINAGE, ELECTRICAL, HVAC, PLUMBING, AND ATTACHED APPLIANCES.

A PHASE INSPECTION CONSISTS OF THREE PHASES. PHASE ONE IS THE "PRE-POUR INSPECTION". 24 TO 48 HOURS PRIOR TO POURING THE CONCRETE SLAB, THE INSPECTOR WILL REVIEW AND INSPECT THE FORM AND VAPOR BARRIER OF THE FOUNDATION. PHASE TWO IS THE "PRE-DRYWALL INSPECTION". THE INSPECTOR WILL EXAMINE ALL VISIBLE MECHANICAL, ELECTRICAL, PLUMBING, AND FRAMING OF THE ENTIRE STRUCTURE BEFORE BEING COVERED BY DRYWALL. PHASE THREE IS THE "PRE-CLOSING INSPECTION". THIS INSPECTION WILL FOCUS ON STRUCTURAL, OPERATIONAL, MECHANICAL, PLUMBING, AND SAFETY ISSUES. THE INSPECTOR WILL OPERATE ALL APPLIANCES AND FIXTURES, CHECK ALL OUTLETS AND LIGHTS, RUN THE HVAC SYSTEM, ENSURE PROPER SEALANT IN ALL NECESSARY AREAS, ENSURE PROPER FUNCTION OF ALL WINDOWS AND DOORS, AND COMPLETE ALL OTHER GENERAL ASPECTS OF A STANDARD HOME INSPECTION.  

THE PRIMARY REASONS WE RECOMMEND A LOAN DRAW INSPECTION DURING THE BUILDING OR REMODELING PROCESS OF A STRUCTURE IS TO ENSURE THE LOAN PROCEEDS ARE GOING INTO THE COLLATERAL ON THE LOAN AND TO PREVENT ERRORS FROM BEING OVERLOOKED DURING CONSTRUCTION. ANOTHER REASON FOR THIS INSPECTION IS TO COMPARE THE CURRENT PROGRESS OF THE PROJECT TO WHAT HAS BEEN REPORTED BY THE CONTRACTOR OR BUILDER. OTHER REASONS INCLUDE TRACKING STAGES OF CONSTRUCTION, PHOTOGRAPHING MATERIALS PRESENT ON-SITE, REVIEWING CHANGE ORDERS, RELAYING QUESTIONS, AND PROVIDING PAYMENT RECOMMENDATIONS.

AN ELEVENTH MONTH WARRANTY INSPECTION IS A SERVICE PROVIDED TO NEW HOMEBUYERS NEAR THE END OF THEIR FIRST YEAR BUILDER WARRANTY PERIOD. THIS INSPECTION IS CRITICAL TO FINDING DEFICIENCIES THAT MAY BE COVERED BY THE BUILDER BEFORE THE WARRANTY PERIOD IS TERMINATED. COMMON DEFECTS TYPICALLY FOUND ARE: INCORRECT VENTING INSTALLATION, MISSING INSULATION, LEAKING PLUMBING, STIFF OR LOOSE FIXTURES, LOOSE TOILETS, MISSING GROUT, CRACKED OR DAMAGED SHINGLES, MINOR CRACKS IN STUCCO/EIFS, CABINET DAMAGE, APPLIANCE RECALLS/DEFICIENCIES, AND INCORRECTLY INSTALLED FLASHINGS. THIS INSPECTION ENSURES THAT YOU ARE TAKING FULL ADVANTAGE OF YOUR HOME WARRANTY WHILE GAINING INVALUABLE KNOWLEDGE ON THE CURRENT CONDITION OF YOUR HOME.  

WDI/TERMITE INSPECTIONS LOOK FOR EVIDENCE OF TERMITES AND OTHER WOOD DESTROYING INSECTS IN YOUR HOME. SUCH AS CARPENTER ANTS, CARPENTER BEES, AND WOOD-BORING BEETLES. WOOD-DESTROYING INSECTS SUCH AS TERMITES CAUSE BILLIONS OF DAMAGE FOR HOMEOWNERS EACH YEAR IN THE UNITED STATES ALONE.
